Property equity can sometimes help fund another purchase — but equity is not the same as cash, and the usable amount depends on several factors.

Property equity can sometimes be used to help fund another purchase. But equity is not the same as cash.
The amount that may be usable depends on property value, existing debt, lender policy and servicing.
An example
A property may be worth $1,000,000 with an existing loan of $500,000. The gross equity is $500,000.
That does not necessarily mean $500,000 is available to borrow. Lenders apply their own LVR and servicing requirements.
The risks
Increasing debt increases financial exposure. Using an existing property as security can also increase the consequences if repayments cannot be maintained.
Things to weigh up
